Priming before painting?

I have had 3 people come out to give me a quote. All 3 have stated I do not need primer (the walls are the icky eggshell/ivory/off-white builders love).One said b/c there were some grease stains and crayon marks from the previous owner, only those areas need to have Kilz on it. They all will do any wall repair needed. 1st quote is $1000 on about 1300sq ft w/ a 2 story foyer... the others I'm waiting on their proposals...

Priming before painting?
Priming can be used to seal a wall, like from grease or something, or to cover up a dark color. If you choose a dark color for paint, you should use a tinted primer so you don't have to use as many coats.

Give the walls a good cleaning with sugar soap. With the cleaning products at the supermarket.





The price sounds reasonable to me, if it includes the paint, scaffolding, drop cloths masking etc.





If they are professionals they will stand by their work.





Watch out for "cowboys" or "fly by night amateurs.

Reply:You've received some great answers. I've been a do-it-yourselfer for many years. I don't prime unless I have to. If you're painting over recently painted walls that are clean then you don't need primer. Older paint, a very dark color, or paint you're not sure if it's oil or latex-based, then a good primer would be recommended.





I use Magic Eraser, great product. Also goo-gone is wonderful. Clean after using these products before painting to remove any residue.





And do try it yourself. Cover up the floors, tape off any woodwork, move furniture out of the way. Wear grungy clothes you dont' care about, and have fun! I love to paint, it's a great catharsis. Oh, and for your two-story foyer, a paint stick and a painting pad to do edges are great. The paint pad/edger has these little wheels on it that allows you to get very close to molding/ceilings without getting paint on the molding as long as you watch and make sure no paint in on the wheels. (This is why I don't usually tape anything off, but for a newbie, tape is recommended)

Reply:Priming is not necessary when painting over existing paint unless there are grease spots as you pointed out or unless the color on the wall is dark and you are wanting to go lighter - which is not the case in your situation. However, I always prime when painting a bathroom area because of the moisture. The primer makes the paint adhere better. Another instance where primer can actually save you money is if you are painting new drywall or if the paint on the wall already is a cheap flat paint. The primer can make you have to use less of the more expensive custom color you are putting on the wall. If you really want to save money - I would consider doing it yourself. Painting is not difficult and it can be really rewarding in the end. My husband and I recently helped my daughter paint the entire inside of her newly constructed home and she saved over $8000! It only took us a little more than two weekends to do it.
Reply:You usually only need to prime if you are painting new drywall or plaster. Most grease and crayon stains can be removed or lightened with Mr. Clean magic eraser, so further coverage may not be necessary. You can continue to use magic eraser to keep your walls clean. I use mine constantly in the high traffic areas, and it works really well.

Should we reclassify what it is to be human?

I live in a large cultural desert called Grimsby in the U.K. and am finding myself resorting to checking for the opposable thumb on people who I deal with in my job to make sure they are not just shaved apes, however it seems these apes do posess opposable thumbs, but have social skills and an ability to learn that makes chimps seem positively superior.


Should we reclassify these apes as a different species (even though they can interbreed with humans) and put them to work in medical research (as subjects not researchers), in circuses as cheep entertainment, or train them to do all the simple, menial, low paid jobs that we hate?


It seems that many of them are in simple, highly paid jobs, such as elictricians, builders, plumbers, E.T.C.

Should we reclassify what it is to be human?
I know exactly what you mean... I've thought that some people are just not human because they are so stupid... but we can't reclassify them.. we need to just put them to good use doing jobs the rest of us don't want to do... like maybe they don't have brains but they have brawn, or maybe beauty. Who knows... either way, maybe they have some redeeming quality which is useful.


What is it about Planet Fitness's rules?

I currently work out at a Planet Fitness. When I joined I noticed there rules included no grunting and no dropping weights. Why is that? It's a gym.....the hard core body builders sometimes grunt b/c they're lifting so much weight, it's a natural thing.





It doesn't bother me either whether someone grunts or drops a weight, I understand why.





Just curious though if anyone knows why that rule is in place.

What is it about Planet Fitness's rules?
Yea, I would never join that place because of stupid rules like that. I just read in the news about a guy who had his membership revoked and was escorted out of a Planet Fitness because of his grunting.





Granted, there are extreme examples out there where people are only trying to draw attention to themselves, but when I'm truly going all out max exertion and intensity, I can't help but to make noise. Also, it's hard to help dropping 130lb dumbells after an exhausting set of incline bench press, I try to control it but that's dang hard.





I always try to be considerate of my noise levels and try to prevent dropping of weights as much as possible. I can uderstand it in regards to those folks who are just seeking attention (hey everyone, look at how much weight I'm lifting and how hard I'm working!) or those guys who slam the weights down after a set as sortof and exclamation point, but some normal occasional grunting helps.

Equipoise (Boldenone Undeclynate), or "EQ" is one of the most widely used compounds by athletes today. Even though it is a veterinary steroid, the quality of production is quite high due to its use in rather expensive animals. It is one of the safest and most effective steroids used today, by athletes, power lifters and bodybuilders. It can effect slow and continuous muscle mass and strength gains over a prolonged period, and generally cycles with this drug tend to be quite long because of this fact.


Gains on a cutting cycle including Eq tend to be high quality lean mass, while bulking cycle gains with Eq aren't as "clean" but still have a very nice quality about them. This could be due to Eq's resistance to being converted to Estrogen, as well as DHT (technically, it converts to Dihydroboldenone).


It is compared to Deca-Durobolin or better than, and from personal experience, Deca is a great mass builder. I think they'll go nicely together.


Testex, or Test. PROP/ENENTH/CYPIO combinations have a great effect on promoting protein synthesis, as well as creating a positive nitrogen balance. It is an appetite stimulant and improves the conversion of proteins. In laboratory tests, it has been demonstrated that testosterone combination increase protein and decreases fat deposition. Personally, this isn't that important to me. Muscles are nice, but I look at a person's face/hair/clothes more when judging physical appearance.





i.e., You could be in crazy body builder shape but if you have an ugly face and a mullet you can forget it. On the flip side, if you are attractive and know how to dress but are a skinny dude (or a few lbs overweight), that would be fine with me.

Is it possible to refinance 1st & 2nd mortgages for a brand new house immediately after I close?

I am required to use my builder's mortgage company b/c they are giving me incentives but the rates are 0.5% higher than other lendes on both the 1st and 2nd mortgages.





I am wondering if I would be able to refinance both mortgages immediately after I close? What do I need to consider? What questions do I need to ask?

Excellent FICO scores - high 700s to low 800s

Is it possible to refinance 1st %26amp; 2nd mortgages for a brand new house immediately after I close?
6.75% is average for 30 years fix loan.


8.675 is high of course, but you don't have down payment, lender wants high rates to compensate.


It is hard to find another lender to give you better rate.





I would stay away from adjustable loans or interests-only, because housing market continues to slump. Adjustable loan is "toxic", which means if rates go up while housing price stays, you will in bad spot.





As for interests-only, mortgage payment consists of two parts: interests and principal. Interests are like rent, which doesn't add to the equity to your house. It simply disappear as your pay it. If you want to use interests only loans, might as well rent, especially during market downturn, because housing price won't appreciate.





Would you consider delaying your plan? As housing market continues to slump, it might save you 10% simply by waiting for a few months. Another way to look at it, you can increase profit by 10% when you are ready to sell it.

Reply:it can be done but i would take a serious look at the builders morgage contract, you will have to pay the closing cost again an the penalty for refienancing that early alot of morgages has a 5 year penalty. you might be better off keeping the builder morgage see what the long term cost will be on both morgages but add in the cost on the new morgage closing an penalites, an see which is cheaper in the long run
Reply:Assuming you have done 100% financing on this property it might be best for you to keep the current loans. Lenders will charge higher rates for 100% or (80/20) financing options. Also you would only be allowed to use the purchase price as the value so if you did 100% financing you would have to pay the closing costs out of pocket since you would not be able to realize any appreciation on the property. Which for the combined loan amounts you have could be a good deal of money.





However it doesn't hurt to inquire about a refinance. Find out what the new rates and payments could be and compare them to your current situation. If you can recoup the out of pocket closing costs with the monthly savings within 2-3 years then it is worth it. Outside of that you need to ask yourself how long you will have either the house or the current loans because if you plan on selling of refinancing within the next 3-4 years then stay with the current situation you would be spending additional money that you wouldn't need to.

Reply:Yes you can and I highly recommend it as it will save you thousands and thousands of money over time. It's called a rate and term refinance and is done all the time. Keep in mind you will pay closing costs again but over a 30 year term will save you much much more than the closing costs. I would also guess that during the time it took to build you have gained some equity as well. With your credit scores you would have no problem refinancing. Mos tlenders out ther erequire that you live in the house for at least 6 months prior to doing a refinance transaction... Others require a full 12 months...

You can call your local Government office and file a complaint against your Husband's Employer, but please be aware that there will also be repercussions to your Husband as well.





My advise to you both is that your Husband "cut his loses" with this Employer and then look for work with another General Contractor/Builder who will put him on the books. I realize that this is easier said than done, but in the long run this will be beneficial for both your Husband and Yourself.

"Theatre" and "Theater" are different-- "er" refers to the building or space, while "re" is the company or the concept.





The builder and producer are not involved with guiding the artisic aspects of the play, and the stage manager carries out the directors will/organizes.





An actor would not be cast on the naturalness of their delivery because they are playing a character, and the other aspects listed are much more influential.





Stage business is the "choreographed" behavior. The others aren't really close in definition.

I, and all the directors I know, could not care less about the history of previous performances (don't care how someone else did it - I only care how you do it), but we do examine the naturalness of the delivery. I need to believe that this person is this character. If it feel forced and put upon, chances are I will not consider them.


Distance between HVAC registers?

What is the minimum distance between 2 A/C registers location on the ceiling? I've a scoffed ceiling, and there are recess cans near the corners. Because of that my builder moved the A/C registers closer - approx. 2 to 2 1/2 feet apart.





I think they are too close, but builder says it is okay. This master bedroom size is 15x17 ft.

You will not get proper air circulation in the room like that. There is no set distance to keep them apart but the location should be based on proper air circulation not what is convenient for the builder. Housing association question regarding garden?

Hello I dont know if anyone can advise me but I am am currently living in a overcrowded 3 bedroom house and my local council have nominated me to a Housing agency for a 5 bedroom house.


The house is currently being built but when I went with hubby for a drive round one of the builders who was far from helpful said the house had NO garden.The house is a townhouse but with NO garden???? The land around the house seemed very small but I cant believe they would build a house for 8 people with NO garden. I am in Cambridge and land is expensive but I am so upset.


Are they allowed to have no garden or is this builder guy taking c***?

Why not? Condos don't have gardens. With a condo, you only own the interior of the unit. The association owns the exterior (walls, landscaping, common areas).

Selling our primary residence with a gain of one million dollars total. How can I figure my tax liability?

Total cost is 200,000. We are thinking of a sale price of 1.2 million. Live in Massachusetts. Husband is Sch C self-employed builder. We might buy land and build our next house so can we deduct the materials on the next house in this year too, giving a net loss?

Selling our primary residence with a gain of one million dollars total. How can I figure my tax liability?
Assuming the figures you gave, your gain is $1 million. You get a $500,000 exclusion if you lived in it as your principal residence for 2 of the 5 years prior to the sale. In that case, you'd have a taxable gain of $500,000. This would be treated as a long-term capital gain and would generally be taxed at 15%, though there are occasional exceptions to that.





The fact that you are buying or building a new home is a totally separate issue and has no impact on the tax on the gain on the sale of your residence. The cost of the land and construction materials would figure into the basis for the new home but have nothing to do with the sale of your current home what so ever.





The two respondents who mentioned rolling over the gain into your new home are 10 years out of date. Ignore them. The old Rollover Replacement Rule was replaced with the current exclusion in 1997 if memory serves correctly. It was only a deferral on the taxation of the gain. The current rule is a full-fledged exclusion from tax that you can exercise once every 2 years.





The other comment is from someone who doesn't realize that there are a fair number of us here who DO know what we're talking about. If you follow up what I've posted here with the IRS you'll discover that it's correct information. Specifically, get a copy of IRS Pub 523 http://www.irs.gov/pub/irs-pdf/p523.pdf and all will be revealed to you.

As long as both you and your husband lived in the house as your principal residence for a total of two of the last five years, you will both qualify for the "Section 121" exclusion. $250,000 for you and $250,000 for your husband for a total of a $500,000 exclusion. Therefore, for a total gain of $1,000,000, your total taxable gain will be $500,000.





Because Section 121 is an exclusion provision and not a postponement of gain provision, the basis for the new residence will be its cost.





While it is possible for you to handle the tax consequences of this yourself, with the amount of money involved I recommend you consult a competent tax specialist.

If you lived in your house as your primary residence for at least two of the five years immediately preceding the sale, and owned it for at least two of those same five years, you'll be able to exclude $500K of the gain if you file a joint return. You'll also be able to subtract the cost of any improvements you made, and selling costs like realtor's commissions. Whatever's left of the $1,000,000 will show as a taxable capital gain.





It doesn't matter what you do with the proceeds, so there's no deduction for any costs for the next house.

i tryed to send you a email but some how it did not go through so i am "answering" here. you are very ignorant about macs. i have worked with a lot of pcs both fast and slow, and never had any thing but problems with them. all pcs are junk compared to macs. macs never get viruses, have the best hardware in the world, and have been rated the best computer of any price. they last long, have all good software, pcs have a lot more software but most of it is junk and if you got rid of all the bad stuff there would be less for pc than theere is for mac. i know what a good computer is and you dont. i will never use a pc again. my mac is the best computer i have ever had, and when i need a new computer i will get a mac. PCs STINK.


What is the maximum allowable spacing between floor trusses. All of them are 19.2" O.C. but one.?

The builder is moving the truss to the side about a foot to allow plumbing to come through the floor so now that truss spacing is about 30" between them. He is using 3/4" OSB for the floor. Isn't this going to cause a problem? Please give me some good specific references to building code or product specs if you can. Thank you

Yes that is a problem. You could construct some stringers between the trusses perhaps as a fix. They could be 2 x 4's every 18" perhaps.





I would need more data for a firmer mitigation.
Reply:I would definitely rate it as a problem, and would re-jigger things so that it is not necessary to move the truss. But there is far too little data supplied here to come up with specifics (floor loading? truss span? truss size?), but if you use this data to go into the UBC, you could get the details you need.
Reply:Simply refer to the (referred to) local building codes ... doesn't matter if the structure will hold the desired weight if the building inspector doesn't pass the structure.





The spacing between the trusses is irrelevant to plumbing the structure ... unless, of course, he is using pipes larger than 30" ... once again, the building code will state the minimum and maximum distance between the trusses and between the trusses and the associated plumbing.

Hydrostatic presszure in basement floor. What is it? My basement floor was sweating, air c was not on?

Basement floor was sweating in spots. Builder said I had hydrostatic pressure. It had not rained in days. I did not have my ari conditioning on all week. I turned on my air because the tempature was in the 90's. My basement is 60 x 12 in the back and 40 x 12 in the front. I feel after the air is on for a few days the sweating will go away.

It sounds to me like condensation. Get a dehumidifier and make sure your vapor barrier on the basement walls is in good shape. This in a very common situation.

Reply:When I pour a concrete slab, under a roof, I trench a spider-like design, and fill with gravel( about 8" deep). Then put a plastic vapor barrier , followed by 6x6 no. 10 wire. The trench allows water to weep out, thus eliminating the "hydro-static" pressure. The plastic helps eliminate the "sweating" from excess moisture. However, if you live in high humidity areas, extreme temp. changes like you describe will always result in some sweating.

What ton a/c unit should I have for my house?

I have a split entry home and the evening summer sun kills us. Our 1.5 ton unit is obviously too small and can only cool the house down to about 82 degrees. We have about 1450 sq ft upstairs and 300 square foot downstairs. The builder put in the smallest unit he could obviously get away with. Thanks.

Reply:3 ton unit will work fine for a 1750sqft house. Just keep in mind that your furnace needs to be able to handle a 3 ton unit. If it doesn't have enough air flow it will cause problems. If you get to big of a A/C unit it will put to much moisture in your house. Be sure and get a 13 seer unit, this will save you tons of $$$$$s in the long run. I'm not sure how the old the house is, but I sure would call the builder and discuss this with him, and if he doesn't want to correct the problem. turn him in to the BBB, and let him know your're going to do it.
Reply:Just to reinforce some of the other comments: tonnage is estimated by computer program. The program asks questions such as: square footage, how much natural shade is present, which way the windows and doors face (east and west exposure especially), insulation R-factor for walls, floors, and ceiling, etc. This information properly determines what size unit(s) are needed to properly heat and cool your home. But I can tell you what you already know, 1.5 tons is definitely not enough. A professional HVAC contractor can help you correct your problem.
Reply:You need to know more than just the square footage. There are many more factors that must be considered. What you need is called a load calculation. The process uses computer software to model the home to find the size of the equipment. For more info, check out my source.
Reply:Contact a HVAC contractor and they will size the home for you by doing heat/load calculations. Square footage alone is not enought to properly size a a/c to a home.


For a rough guess count the number of heat supplies in the entire house. Four heat supplies equal 1 ton of a/c. So if a house had 12 supplies it should handle a 3 ton a/c.
Reply:You cannot use just the square footage as a guide. There are inspections that need to be done which account for the number of windows and doors in the home. I would say you will be told a 3 ton unit as a guess based on sq. footage.
Reply:Seems like you answered your own question. 1-1/2 ton is definitely not big enough. I would suggest that you contact a local HVAC contractor in your area. Get recommendations if possible from family or neighbors. I just installed a 3-1/2 ton unit in a home about the same size. If you change the unit you will also have to change the A coil to match. Keep in mind also that bigger is not better in A/C cases. If it is too small it will run constantly and too large it will short cycle and kill the unit prematurely. I think a 3 to should do the job but no larger than 3-1/2.
Reply:We also have a west-facing house that lets in too much sun in the afternoon/evening. I'd suggest that you Google "air conditioning" and "ton unit" to get more of an idea of what you need before contacting AC companies; I really couldn't make a good guess.





Another thing I'd recommend, however, is to plant some bushes and trees on that side of the house to provide shade; it makes a bigger difference than many people realize, and reduces the strain on the AC system. Also try shades as window treatments that can be lowered when the sun gets to be too much, or some of the film that can be applied to the windows to block out the UV rays.

i was searching in the internet i found a tutorial that uses "cstdlib.h" header file they said that it is available in all the compilers i tried on turbo 3.0 and dev cpp builder latest version it doesn't worked they said this header file cannot be found please help me.

Visual C++ is a Microsoft creation. I've never used it, and I couldn't tell you how similar they are.

How do I make it so this C++ program won't go into an infinite loop?
while(choice != 'N' || choice !='n')


In this line and (%26amp;%26amp;) should be used instead of or(||).


Because if or( || ) is used, atleast one condition will be true for any input (n or N). so loop will go infinite. Hence we should use and(%26amp;%26amp;) to make the loop to terminate for either of the input n or N.


Semicolon should not be used at end of while loop.

It's that ol' debbil double negative, in a different context. As long as choice isn't both N and n, it loops. If choice ==N, choice !=n is true and vice versa.
